Square footage is one input into commercial building cleaning pricing, not the output. A property manager who needs to budget a CAM cleaning line item needs to understand what else drives the number — otherwise the square-foot estimates that appear on generic cleaning cost guides will be 30–50% wrong for their specific building.
What Square Footage Actually Tells You
Square footage sets a floor on labour hours: a larger building requires more time to clean than a smaller one, all else being equal. For a simple, single-tenant, single-surface office building — carpet throughout, one restroom per floor, standard office-hours occupancy — square footage is a reasonable pricing input. For a multi-tenant Scottsdale commercial building, it is rarely the primary cost driver.
The Variables That Move Scottsdale Cleaning Prices More Than Square Footage
Restroom Count and User Load
Restroom cleaning is the most labour-intensive task in commercial building cleaning. A 15,000 sq ft building with six shared restrooms costs more to clean than a 20,000 sq ft building with two. Restroom pricing in Scottsdale’s market reflects the reality that restroom cleaning drives 30–40% of total cleaning labour on most commercial buildings.
Tenant Mix
Medical and dental tenants require EPA-registered disinfectants and documented protocols. Restaurant or food-adjacent ground-floor tenants require more intensive common area cleaning due to spill volume and grease migration into corridors. Healthcare cleaning typically prices 25–35% above standard office cleaning for the same square footage.
Surface Types
Scottsdale’s newer commercial buildings and medical office developments favour polished concrete and large-format tile in lobbies. These surfaces require different chemistry than VCT and industrial carpet, and the chemistry matters for both cleaning effectiveness and long-term surface protection. Premium lobby finish maintenance costs more per square foot than standard commercial carpet care.
Frequency
Nightly cleaning (5× per week) is the standard baseline for occupied multi-tenant buildings. 3× per week works for lower-traffic properties. Day porter coverage during business hours is priced separately from nightly service.
Monsoon Season
Scottsdale and the greater Phoenix market have a cleaning cost variable that most cleaning cost guides written for a national audience do not account for: monsoon season (June–September). Buildings on exposed sites see significantly higher dust ingress during haboob events. Cleaning contracts that do not budget for this produce surprise invoices in August. We build monsoon-season frequency adjustments into fixed-price contracts so the budget holds.
How to Get a Number That Is Accurate for Your Building
There is no substitute for a walkthrough and written scope. A building manager who calls three cleaning contractors and asks for a per-square-foot rate will receive three numbers that are not comparable — because each contractor is mentally pricing a different building. A walkthrough makes those mental models explicit and produces a scope that can be compared between contractors on an apples-to-apples basis.
We provide written scopes with itemised pricing within two business days of a walkthrough. No obligation. (866) 958-8773 | Request a quote
