Common area cleaning in a multi-tenant building is the first impression every tenant’s client sees. A dirty lobby does not just reflect on the building — it reflects on the tenants inside it. Property managers who let common area maintenance slide typically see it surface in lease renewal conversations six months later.

Our standard common area program covers:

• Entry lobbies: hard floor care, glass door cleaning, reception furniture and directory surfaces
• Elevator cabs: floor, walls, buttons, and cab top where accessible
• Shared corridors: vacuuming or hard floor sweep and damp mop per visit
• Stairwells: landing and tread cleaning, handrail wipe-down
• Common kitchens and breakrooms where building-managed (not individual tenant)

Scottsdale Lobby Cleaning Considerations

Scottsdale’s lobby surfaces skew toward polished concrete, travertine, and porcelain tile — finishes that show foot-traffic grit more than carpet and that require pH-neutral cleaning chemistry to avoid long-term surface degradation. We use different chemistry for Scottsdale’s premium lobby finishes than for standard VCT and commercial carpet of a low-rise office park.

Monsoon season (June–September) creates above-average grit loads at every entry point. We adjust lobby cleaning frequency during monsoon events — an additional pass in the late afternoon on dust-event days is included in our summer scheduling for buildings on exposed sites. Buildings on Scottsdale Road and Loop 101 north of the 101 interchange see the worst of the summer dust.

Scheduling

Standard schedules are 5×/week (nightly), 3×/week, or 2×/week depending on building traffic volume. We do not offer once-per-week common area programs for occupied multi-tenant buildings — the standard degrades too quickly. Day porter service for lobby coverage during business hours is available as a separate or combined program.
